A31 Serviced Apartments, in Piraeus, is a modern residential building of high aesthetics and functionality, developed by GRECA Developments and designed by NM Architects. EPIKYKLOS undertook the full reconstruction and structural upgrade of the existing building, which was used as a lumber trading warehouse, turning it from an industrial and commercial space into a renewed building covering modern living demands.
From the beginning, we found the concrete of the existing load-bearing structure in a severely deteriorated condition. The EPIKYKLOS team immediately proceeded with targeted and extensive structural reinforcements at various points of the load-bearing structure, ensuring absolute structural stability. At the same time, as part of remodelling the interiors, precise cuts were made in concrete elements, accompanied by special reinforcements, while new staircases were constructed to improve the building’s functionality and circulation.
One of the project’s most demanding technical challenges was moving the building’s main facade almost one meter outwards. To do it successfully, a metal support structure was constructed along the entire length of the facade and connected to the existing load-bearing structure via specially designed anchor points, ensuring the construction’s structural adequacy, cohesion, and long-term durability.
Despite the highly demanding schedule, the project was completed according to safety and aesthetic standards, completion times, and expected construction quality.
A31 is another project completed as part of the collaboration between EPIKYKLOS and GRECA Developments. It’s also a prime example of our approach to complex reconstruction projects, where real value is created through technical know-how, structural precision, and close collaboration among all teams involved.
